The title register is the official record of who owns a property, what they paid, and what is registered against it: mortgages, rights of way, covenants and restrictions. We order it from HM Land Registry for you and send it by email with a plain-English summary of what it actually says.

You do not need to own the property. The register is a public record.

The official document

An official copy of the title register, issued under section 67 of the Land Registration Act 2002. That status matters: an official copy is admissible in evidence to the same extent as the original. A free or unofficial printout is not.

A summary you can actually read

The register is written for conveyancers. We add a short summary in ordinary English: who the registered owner is, what the price paid was if it is recorded, and what each charge, restriction and entry on the title means in practice.

The PDF and the summary are emailed to you within one working day. HM Land Registry's own service runs 06:30 to 23:00, so orders placed overnight are handled the next morning.

Where our price comes from

HM Land Registry charges £7 for this document and you can order it yourself from GOV.UK. We would rather tell you that than have you find out afterwards.

We charge £14.95. That is the £7 registry fee plus £7.95 for doing the address to title lookup, checking the document can actually be issued before any money is taken, and writing the plain-English summary. If all you want is the raw PDF and you already know your title number, going direct is cheaper and we would say so.

Questions

Are you HM Land Registry, or connected to them?

No. We are an independent service and we are not affiliated with, endorsed by or acting on behalf of HM Land Registry or any government department. We buy the document from the registry in the same way you could.

Is this the official document or a copy of a copy?

It is an official copy issued under section 67 of the Land Registration Act 2002, supplied unaltered as HM Land Registry issued it. Be careful comparing services here: some sell an unofficial printout that has no evidential status. If a document is going to be relied on in a dispute or a transaction, it needs to be the official copy.

Do I have to own the property?

No. The register of title is a public record and anyone may obtain a copy for any property in England or Wales.

What if the property is not registered?

Not all land in England and Wales is registered, and property that has not changed hands for a long time may not be. If there is no registered title for the address, or the register cannot be issued because an application is pending on it, we tell you and you are not charged. We check this before asking you to pay, not after.

Does this include the title plan?

No. The title plan is a separate document showing the boundaries. This service supplies the title register, which is the ownership and rights record. If you need the plan as well, email us before ordering and we will tell you what it costs.

Will it tell me what the property sold for?

Usually, if it was bought since around 2000, the price paid is recorded on the register. It is not guaranteed to be there, and we cannot know before we look. If the price paid is the only reason you are ordering, say so by email first and we will tell you honestly whether it is worth it.

Is this legal advice?

No. The document and our summary are general information about what the register records. They are not legal, financial or professional advice, and they should be independently verified before you rely on them for a transaction or a dispute. If something on the title matters to you, speak to a solicitor or licensed conveyancer.

How do I get a refund?

In most cases there is nothing to refund, because we only take payment once we have confirmed the document can be supplied. If you have paid and we then cannot supply it, the refund is automatic and in full. Once the official copy has been emailed to you it has been bought from the registry and cannot be returned, so refunds after delivery are at our discretion.
