Terms and refunds

1. Who we are

This site is operated by Martin Kind, a sole trader trading as landregistrytitledeeds.com, of 4 George Williams Way, Colchester CO1 2JZ, United Kingdom. You can reach us at marty@landregistrytitledeeds.com.

We are not HM Land Registry. We are not affiliated with, endorsed by, or acting on behalf of HM Land Registry or any government department. We obtain documents from HM Land Registry on the same public basis available to you. The same documents can be ordered directly from GOV.UK, at the registry's own fee.

2. What we supply

We supply an official copy of the register of title for a property in England or Wales, issued under section 67 of the Land Registration Act 2002, together with a written summary of that document in ordinary English.

The official copy is supplied to you exactly as HM Land Registry issues it. We do not alter it. Our summary is our own work and is separate from the official document.

We do not supply the title plan, historical or superseded editions of the register, copies of filed deeds, or documents for property outside England and Wales, unless we have agreed that separately with you in writing.

3. Price

The price is £14.95 for one property. This includes the fee HM Land Registry charges for the document. There is no subscription and no recurring charge. Payment is taken only after we have confirmed we can supply the document, by a payment link we email to you.

4. How ordering works

You give us the full property address, including the postcode, before you pay anything. We match that address to a registered title and confirm a copy can be issued. Only then do we email you a payment link. If the address you give is incomplete, ambiguous or wrong, we will contact you rather than guess.

Submitting the form does not create a contract and does not commit you to buying. The contract is formed when you pay.

5. Delivery

We aim to email the document and summary within one working day of your order. HM Land Registry's own service is available from 06:30 to 23:00, so orders placed outside those hours are processed the following morning.

Delivery is by email to the address you give us when you order. It is your responsibility to give us a working email address and to check your spam folder.

6. When we cannot supply the document

Sometimes the document cannot be issued. The usual reasons are that the property has no registered title, that the address cannot be matched to a title, or that an application is pending against the title so the registry will not issue a copy.

We check for this before we ask you to pay. If we cannot supply the document for any of these reasons, we tell you and you are not charged at all. If we have already taken payment and then cannot supply the document, we refund you in full. You do not need to ask and there is no fee.

7. Cancellation and refunds

Because this is a digital service delivered quickly, the following applies.

Refunds are made to the card used for the original payment.

8. What this service is not

The document and our summary are general information about what is recorded on the register of title. They are not legal, financial, survey or professional advice, and they are not a substitute for it.

You should independently verify anything you intend to rely on. If something recorded on the title matters to a purchase, a sale, a boundary question or a dispute, take advice from a solicitor or licensed conveyancer.

The register reflects what HM Land Registry recorded at the time the copy was issued. It may not reflect very recent dealings, and it does not tell you everything there is to know about a property.

9. Our liability

We take reasonable care in matching the address, obtaining the correct document and preparing the summary. If we get it wrong, we will correct it or refund you.

We are not liable for the accuracy or completeness of the register itself, which is HM Land Registry's record and not ours. We are not liable for losses arising from decisions taken in reliance on the document or the summary without independent professional advice.

Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.

11. Complaints and governing law

If something has gone wrong, email marty@landregistrytitledeeds.com and we will reply. These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
